How instructing works

  1. Send architect's drawings or a measured sketch — loft type, intended layout, existing roof construction.
  2. Quote inside one working day — fixed fee, scope, turnaround locked in.
  3. Site visit if needed — typically for older roof structures or where the existing ceiling joists are uncertain.
  4. Combined calculation pack issued — ridge, floor, stair, dormer steels in one stamped document.
  5. BC liaison through to sign-off — included.

How do I instruct you?

Send architect's plans (or measurements + photos). We quote a fixed fee inside one working day. 50% deposit on instruction, 50% on issue.

Do I need an architect first?

No. Many loft clients instruct us directly on a measured survey to save on architect fees. We can also work alongside your architect if you've already appointed one.

Are revisions included if Building Control queries the design?

Yes — up to two rounds of revisions within six weeks of issue, included. We deal directly with the BC officer.

Do I pay separately for ridge beam, floor and dormer steels?

No. One fee, one combined calculation pack covering every structural element of the loft.

Can you visit site?

Yes, where the existing roof or floor structure is uncertain. Typically inside two working days in Ilford and Thurrock.
