How booking works

  1. Send property address and the concern — cracks, pre-purchase, mortgage condition, insurance query.
  2. We quote inside one working day — fixed fee, site visit date offered.
  3. Deposit on confirmation — 50% deposit secures the slot.
  4. Engineer attends site — typically 3–5 working days. Express 48h on solicitor timeline.
  5. Report issued in 5 working days — signed PDF, photographs, severity ratings, repair scope.

Why people book SBS

Chartered engineer on site — not a surveyor, not a junior. The same person who writes the report inspects the property.
Lender & solicitor accepted — £2m PI cover. Reports used in mortgage applications and price negotiations.
Plain-English findings — severity ratings make clear what needs urgent action vs what's cosmetic.
No upsell pressure — if repair work is needed we quote it separately so you're free to use any builder.

Booking FAQs

How do I book?

Call or email with the property address and what you're worried about. We confirm a fixed fee inside one working day and offer site visits typically within 3–5 working days.

How fast can you turn the report around?

Standard 5 working days from the site visit. Express 48h available when a solicitor or mortgage timeline is in play.

Will the report satisfy my mortgage lender or solicitor?

Yes — signed by a chartered engineer with £2m PI. Used routinely for mortgage conditions and pre-purchase negotiations.

What if you find a serious structural issue?

The report sets out severity, cause and repair scope with cost guidance. Remedial design is quoted separately so you can choose your own builder.

Do you re-inspect after repairs?

Yes — follow-up sign-off inspection from £200, useful for insurance claims or onward sale.
